How we work
From first idea to installation
We start with your question. Then we go through the options and set down what we agree. You get guidance all the way to installation and handover.
Getting to know you
What are you going to do in the space, where will it stand and is that allowed there? We have this conversation in the showroom in Breda or simply at your location.
Design and quote
The layout, facade and options are finalised. You get a fixed price with every item named separately: unit, foundations, transport, crane, connections and municipal fees.
Permit
We supply the floor plan, the elevations and the site drawing. You submit them to the municipality yourself, or we take the process off your hands.
Production
The unit is built in one piece at our factory in Jarosław, including the kitchen, bathroom and finish. Indoors, so no weather and no subcontractors waiting on each other.
Transport
On a low-loader to your location. We check the approach route and the crane set-up position in advance, so nothing goes wrong on the day.
Installation and handover
By crane onto the foundation, then connecting water, electricity and drainage. Usually the unit is ready for use within one day.

A floor plan says little about how 26 or 42 m² really feels. In our showroom on Hazepad in Breda you simply walk into a unit: the layout, the finish, the height and the materials you choose from.

Permit
Is that unit allowed where you live?
The honest summary: a garden office without plumbing is often permit-free, a unit someone lives in permanently almost never is. In between there is a lot, and it differs per municipality.

That depends on the use, the size and your municipality. A garden office without plumbing is often permit-free; a unit someone lives in permanently almost never is. Run the permit check and you will know where you stand within a minute.
The price of the unit is listed with every model, excluding VAT. On top of that come foundations, transport, the crane, connections and any municipal fees. We always list those items separately on your quote, so there are no surprises afterwards.
The order is fixed: design, permit, production, transport and installation. Installation itself usually takes one day. Your sales adviser will tell you the current production time, because that depends on how busy the factory is.
Yes. Every unit is built in one piece and can be moved with a low-loader and a crane. That is exactly what sets it apart from traditional building.
Within the same external dimensions we move walls, windows and doors wherever you want them. Standard where it can be, made to measure where it needs to be.
A level, accessible surface and connection points for water, electricity and drainage. We can take care of the foundations; your own builder may do that too.

Our units are for sale: built to measure, with prices you can check for yourself. Renting is possible by arrangement, but it is not a product on this site. If your situation is so short that renting makes more sense, contact owner Michael Verhagen directly through the about us page.
Yes, as standard. The roof consists of 125 mm sandwich panels with an insulation value of Rc 5.56 m²K/W. The walls and floor are insulated too, and all windows are double glazed.
